I stayed solo at The Limes twice in Sept / Oct on one night stops north and south. What an absolute gem of a B&B! Situated in the tiny but charming village of Colby in the Eden Valley and a mere stone's throw from Appleby, it's location is quite delightful. Penny is a very lovely host who welcomes you to her beautiful and cosy home with homemade flapjack and tea. The rooms / ensuites are all very tastefully decorated throughout and awakening to the homely aroma of freshly baked bread was wonderful! Breakfast is an equally delicious array in a bright and cosy breakfast room with picturesque garden outlook. Will definitely be back (with my husband next time) for some walking in the future and cannot recommend The Limes highly enough for location, hospitality, comfort and overall ambience. Thank you!

This is our 2nd visit to The Limes and can only say what a wonderful place it is to stay. Everything was again perfect the welcome from Penny, the tea and flapjack on arrival, the room with it's ensuite and the view from the bedroom window, especially at this time of year. The breakfast is superb and really sets you up for the day. We decided to stay in one evening and order a sandwich platter and scones from Penny.. delicious. Thank you Penny.

Great Bed and Breakfast.Penny is a great host and very helpful. The room was spotless and the breakfast was delicious. There Is a lot of walks in and around the area, plentiful in wildlife. We thoroughly enjoyed ourselves and would highly recommend a stay at the Limes.

Coming back for the 5th time, Pennys warm welcome made us feeling like coming home again.
We enjoyed the lovely spotless room with the relaxing view. Waking up with the smell of Pennys excellent homemade bread and the outlook of her delicious breakfast, how can there be a better start in a new day?

We had two nights in July in Dave and Penny's lovely place. We are both light sleepers so were thankful for this quiet little haven away from main roads, towns and noise but close enough to be convenient for visiting the nearby towns and countryside. Our room was quiet, comfortable, clean and had everything we needed for a relaxing break, including tea and Penny's home made flapjacks upon arrival and we looked forward to the large diverse breakfast.... which was great! Highly recommend - we would definitely go again.

Booked an overnight stay on 20 August en route home following a weekend christening in Newcastle. Met by a very friendly Penny who left us in our lovely clean and comfortable room to settle in but soon returned with a welcoming cup of tea and flapjack. A lovely touch. Penny then offered to phone and book a table for two at the Royal Oak in Appleby. A perfect end to the day.
Breakfast was delightful and enjoyed in a beautiful setting which proved to be a bird-watchers delight. Penny was on hand to talk about The Limes and the village and even produced a list of bird visitors to the garden (seem to remember 70 plus). Astonishing. We are happy to endorse everything stated in the guestbook.

Had a very enjoyable weekend here 10 and 11 aug Penny is so friendly and cannot do enough for you we hada lovely free pot of tea on her lovely garden on arrival and home made cake which you can purchase fresh or frozen to take home. Our room was lovely king sized bed en-suite lovely toiletries so no need to pack any breakfast is lovely with plenty of choice we recommend this place to anyone wanting a trip to the east lakes, eden valley there is alot to do locally
