Looking at previous reviews, I iterate all that has been said but will add to theirs.
We arrived on May 25th for a seven night stay. We were attending a two days at a "wedding event" at nearby Morland Hall and because there was some uncertainty of meal each afternoon Penny kindly responded to our requests for wrapped sandwiches which were left in her refrigerator in the utility room which we could access.
We asked Penny if we invite two guests from the wedding to share an hour in her garden on their last day, and provide coffee for us. Again she may us all feel welcome. David and Penny's gardens are lovely and the weather we had made it even more enjoyable.
Oh I fallen in to the trap of stating things that others have said, but what the heck it's deserved.The breakfasts were superb, and the home-made bread is something else to look forward to. We used many of her local knowledge tips, from places to eat, places to park, places to visit,what to look for, and walks. We had evening meals at two pubs, the New Crown Inn, Bolton village which served excellent food and on Thursdays it's specials night and we had fish, chips and peas and a drink for 10 each. The other one was the Masons Arms at Long Marton. The food was good and value was also good at two course for 12. Very limited opening times.
I could go on but I'd be telling what we did.
Forgot to say that stayed in Murton room which looked over fields with chickens, sheep and alpacas. Lovely.
Thank you Penny, delightful stay with many memories to cherish and wont hesitate to recommend your accommodation.

We spent one night at The Limes recently, on our way back from Scotland to the Midlands. Penny greeted us with a cuppa and delicious flapjack in the garden surrounded by lovely countryside and lots of birds visiting her feeders. She recommended a place to eat in Appleby which was very nice but before we'd read the B&B handbook. Then we would have opted to stay put with a tasty homemade 'supper', friendly service and a sunny spot on the patio.
After a good night's sleep in a very comfy bed, we thoroughly enjoyed our delicious home-made breakfast. Nothing was too much trouble and the little 'extras' available made this B&B special.
We shpould highly recommend a stay here, however short or long as it is such a good base for exploring the surrounding area.

Just back from a rare trip to the UK where we spent 4 nights at The Limes whilst visiting family in the area.
We were given a warm welcome by Penny and served coffee & flapjacks in the garden. Our en-suite room was warm, comfortable & spotlessly clean - with a posy of freshly cut flowers from their own garden, a really nice touch. Breakfasts were a real treat, with freshly baked homemade bread each day and good quality locally sourced products. In Colby we were ideally situated for revisiting Appleby and the fellside villages as well as Penrith & the Lake District. Mr. & Mrs. O. are a delightful couple and we would certainly recommend the Limes to anyone.

Penny made this a wonderful stay, very friendly and superb accommodation. The slippers were a hit, they made it feel like we were at home. Lovely freshly made bread with breakfast, bonus. Just a fab weekend all round. Would definitely book again. Many thanks.

We stayed for one night for a family wedding. We were made to feel very welcome by Penny, the room was lovely and had views of the countryside. The breakfast was excellent with the smell of freshly made bread. We will definitely make a return visit. Thank you.

We have just returned from a couple of days in the Lakes, we had a great time our accomodation at the Limes was out of this world our room was very clean and a decent size with a modern bathroom and a powerful shower. The room had beautiful views of the lakes and Penny was more than helpful advising us which walks to go on and which restaurants to try.
We had a good choice of breakfasts, tea, coffee etc and the food was all home made with a lovely out look from the conservatory.
We would definately stay here again, cant fault it.

Penny quite simply, is a thoughtful and generous host. From laundering my awful clothing to acting as an unofficial chauffer, she is fabulous. Her repeated attempts to feed me with sumptuous food, will always be remembered!
