Booked an overnight stay on 20 August en route home following a weekend christening in Newcastle. Met by a very friendly Penny who left us in our lovely clean and comfortable room to settle in but soon returned with a welcoming cup of tea and flapjack. A lovely touch. Penny then offered to phone and book a table for two at the Royal Oak in Appleby. A perfect end to the day.
Breakfast was delightful and enjoyed in a beautiful setting which proved to be a bird-watchers delight. Penny was on hand to talk about The Limes and the village and even produced a list of bird visitors to the garden (seem to remember 70 plus). Astonishing. We are happy to endorse everything stated in the guestbook.

Had a very enjoyable weekend here 10 and 11 aug Penny is so friendly and cannot do enough for you we hada lovely free pot of tea on her lovely garden on arrival and home made cake which you can purchase fresh or frozen to take home. Our room was lovely king sized bed en-suite lovely toiletries so no need to pack any breakfast is lovely with plenty of choice we recommend this place to anyone wanting a trip to the east lakes, eden valley there is alot to do locally

We stayed at the Limes for 2 nights. We had a very warm welcome with tea in the garden. Penny is a fabulous host and full of helpful information about the local area.
Our room was very comfortable and spotlessly clean. Breakfast was delicious.
We would thoroughly recommend the Limes as an excellent place to stay.

Stayed one night.The bed was very comfortable indeed and the room was lovely and clean.Breakfast was in the Conservatory overlooking the pretty garden and extended views.I saw a Tree Sparrow from the Conservatory,you don't see them much now.I liked Penny's paintings,especially the Pied Flycatcher in the conservatory.Good value and Penny was friendly.

Looking at previous reviews, I iterate all that has been said but will add to theirs.
We arrived on May 25th for a seven night stay. We were attending a two days at a "wedding event" at nearby Morland Hall and because there was some uncertainty of meal each afternoon Penny kindly responded to our requests for wrapped sandwiches which were left in her refrigerator in the utility room which we could access.
We asked Penny if we invite two guests from the wedding to share an hour in her garden on their last day, and provide coffee for us. Again she may us all feel welcome. David and Penny's gardens are lovely and the weather we had made it even more enjoyable.
Oh I fallen in to the trap of stating things that others have said, but what the heck it's deserved.The breakfasts were superb, and the home-made bread is something else to look forward to. We used many of her local knowledge tips, from places to eat, places to park, places to visit,what to look for, and walks. We had evening meals at two pubs, the New Crown Inn, Bolton village which served excellent food and on Thursdays it's specials night and we had fish, chips and peas and a drink for 10 each. The other one was the Masons Arms at Long Marton. The food was good and value was also good at two course for 12. Very limited opening times.
I could go on but I'd be telling what we did.
Forgot to say that stayed in Murton room which looked over fields with chickens, sheep and alpacas. Lovely.
Thank you Penny, delightful stay with many memories to cherish and wont hesitate to recommend your accommodation.
