Colby set in the heart of the Eden Valley, the Pennines to the east, Lake District 30 minutes to the west, Howgill Fells and Yorkshire Dales to the south and Hadrians Wall to the north. It is a small, pretty village two miles north west of Appleby. You can walk from the house into Appleby across the fields or for the more brave across the stepping stones of the Eden and along the river into the town.

There is an abundance of wildlife including otters, dippers, kingfishers, red squirels sometime feeding in the garden, roe deer and more. In fact from our home we have seen 67 species of birds and counting.

The Eden Valley has plenty of bridle ways and footpaths, across beautiful countryside, through woods and along meandering rivers. Catering for everyone, choose from a gentle stroll to a good hike over the more challenging limestone moors, fells and Pennines.

Appleby is a lovely historic market town with the Eden running through it, there are plenty of places to eat and drink. Even if you don’t play, a trip to the fabulous Appleby Golf Course is worth a visit just for the views. If you do play then it is a challenging and delightful course described as “Sunningdale of the North”.

If steam is your passion then all the steam trains on the Carlisle – Settle Railway stop at Appleby . The river Eden is one of the best rivers for coarse and fly fishing in the country.

Murton and Dufton Pike can be seen from the house and are only a 15min drive away by car and those with a bit more in mind Cross Fell is 20mins away

Haweswater in the Lakes is where the only golden eagle in England has his kingdom, either drive straight to the lake or walk via the fells over Shap.
